Tatweer Misr Appoints IGY Marinas as Operator of IL Monte Galala Marina, 150 Berths on Egypt's Red Sea, at the Monaco Yacht Show 2026

An Egyptian developer hands its marina to a global operator for the first time, by the parties’ own account. Read the two investment figures side by side and the shape of the deal becomes clear.

Egyptian developer Tatweer Misr has signed a strategic agreement at the Monaco Yacht Show appointing IGY Marinas as operator of IL Monte Galala Marina, on the Red Sea coast at Ain Sokhna. The marina is planned for more than 150 berths for yachts from 10 to 80 meters, and the two companies describe it as the first time an Egyptian real estate developer has appointed a globally recognized marina operator.

Two numbers in the announcement explain the deal better than the language around them. The marina itself represents an investment of approximately USD 44 million. The phase it anchors, IL Monte Galala Marina Towers, represents approximately USD 1 billion: ten mixed-use towers, around 2,600 residential and hospitality units and two hotels with roughly 1,000 keys combined. The marina is not the business. It is what makes the business sellable, and that is a legitimate model rather than a criticism. It also explains why the operator matters more here than the berth count does.

What was actually signed

IGY has been involved since February 2026 as Marina Operations Advisor. This agreement moves it from advising to long-term operating responsibility, which is a different commercial relationship and a different risk. It was signed by Dr Ahmed Shalaby, co-founder, president and chief executive of Tatweer Misr, and Steve English, chief executive of IGY Marinas, with Dr Ahmed Youssef, chief executive of the Egyptian Tourism Authority, present.

For an international captain, a new marina in an emerging cruising ground is an unknown until somebody credible is running it. IGY brings a portfolio of 24 marinas across 14 countries and more than 10,000 customers a year, plus its invitation-only Trident Club, and it sits inside MarineMax, listed in New York. What Tatweer Misr is buying is not day to day management. It is the presumption of standards, which is the one thing a developer cannot build.

"IL Monte Galala is uniquely positioned to become a premier yachting destination"

The berth mix is the real specification

Beyond the headline capacity, the useful detail is the distribution. Ten percent of the berths are assigned to yachts over 40 meters, including two berths of 80 meters, and a helipad is planned for access to the marina and to superyachts anchored or cruising nearby. Committing a tenth of the water to large yachts at the design stage is a decision that constrains dredging, pontoon engineering and services from the outset. It is much harder to retrofit than to plan.

The surrounding program points at the same objective, which is demand outside the season. Tatweer Misr's fact sheet lists a yacht club and a beach club of around 1,700 square meters each, roughly 50,000 square meters of commercial area, a lighthouse as a landmark structure and an exhibition and conference center of around 28,000 square meters. A conference center of that size next to a marina is an off-season instrument. The stated ambition of a year-round destination rests on it more than on the berths.

Nothing is in the water yet

Construction is scheduled to start in the fourth quarter of 2026, which means the marina exists today as a signed operating agreement and a construction schedule. The employment and visitor figures attached to the project, approximately 8,000 direct jobs, close to 25,000 indirect and more than one million annual visitors, are projections by the developer and should be read as such.

The geographic argument is the durable part. Egypt's Red Sea coast sits between the Mediterranean and the Gulf, the Indian Ocean and Asia, with diving grounds that already have an international reputation, and Tatweer Misr is also developing Salt Marina on the Mediterranean coast, which would give Egypt a network across both coastlines rather than a single berth cluster. For the yachting industry the test is narrower and slower: whether captains start routing through Ain Sokhna once there is something to route to. Until the fourth quarter, the agreement is the only part of this that exists.
